Terms of Service
Please review the following terms governing use of our website and the general conditions associated with our home inspection services.
Understanding Our Services and Responsibilities
Professional Real Estate Inspections, Inc. ("PREI," "we," "our," or "us") provides professional property inspection services in Southwest Florida. These Terms of Service explain the conditions governing your use of our website and provide general information about our inspection services.
By using this website, you agree to these website terms. When you schedule an inspection, the specific terms of your inspection will be governed by the separate inspection agreement provided for that service.
Website Use
This website is provided for general informational purposes and to help visitors learn about PREI, our inspection services, and service availability. You agree to use this website only for lawful purposes and not to interfere with its operation, security, or accessibility.
Inspection Services
PREI offers property inspection services that may include comprehensive home inspections, wind mitigation inspections, 4-point inspections, termite inspections, air quality and mold testing, and storm damage or roof evaluations.
Service availability, inspection scope, fees, scheduling, and any applicable limitations depend on the service requested and the property being inspected.
Certain specialized services may require separate testing procedures, documentation, or agreements. Services listed on this website are not necessarily included in a standard home inspection.
Inspection Agreements
Before an inspection is performed, clients may be required to review and accept a separate written inspection agreement describing the specific inspection, applicable fees, scope of work, exclusions, limitations, and other contractual terms.
If these website Terms of Service differ from the executed inspection agreement, the executed inspection agreement governs the inspection services.
The website terms do not modify or replace a signed inspection agreement.
Inspection Scope and Standards
A standard home inspection is a visual evaluation of the apparent condition of readily accessible installed systems and components at the time of the inspection.
Depending on the property and applicable agreement, visually inspected areas may include the site, exterior, roof, structure, electrical systems, heating and cooling systems, plumbing, installed appliances, interior, and certain other components.
Standard home inspections are performed subject to applicable Florida Standards of Practice, including the conditions, limitations, and exclusions established by those standards.
The applicable Florida home inspection rules may be reviewed at Florida Administrative Code Chapter 61-30.
Limitations of a Home Inspection
A home inspection is limited to conditions that are visible and reasonably accessible at the time of the inspection. It is not an exhaustive examination of every component or condition within a property.
Concealed or latent defects, inaccessible areas, and conditions that develop after the inspection may not be identified.
A standard inspection does not constitute an engineering evaluation, property appraisal, land survey, or certification of compliance with governmental codes or regulations.
Excluded Systems and Conditions
Unless specifically included through a separate service or written agreement, a standard home inspection does not include specialized testing or evaluation of conditions such as:
- Mold, fungi, indoor air quality, radon, asbestos, lead paint, or other environmental hazards.
- Termite or other pest infestation assessments.
- Water quality, private wells, septic systems, and underground storage tanks.
- Concealed defects, inaccessible components, or destructive testing.
- Specialized security, fire protection, communication, or recreational systems.
- Energy efficiency measurements, manufacturer recalls, and code compliance certifications.
The complete list of exclusions and limitations is provided in the applicable inspection agreement. Services such as termite inspections and mold testing may be available separately.
Utilities and Property Access
Inspection results depend in part on reasonable access to the property and the operational condition of applicable utilities and systems.
Inspectors are not generally required to activate disconnected utility or fuel services. If water, electricity, gas, or other utilities are unavailable, affected components may not be inspected.
The inspection agreement addresses any conditions under which utilities may be activated with appropriate owner knowledge and permission.
Inspection Reports
Inspection reports document observations and findings from the inspection performed. Reports reflect the apparent condition of inspected components at the time of the visit.
Under PREI's standard inspection agreement, the report is prepared for the sole and exclusive use of the client identified in that agreement.
Other parties should not assume that they may rely on an inspection report without a separate written arrangement with PREI.
No Warranty or Guarantee
An inspection provides a professional assessment within its defined scope. It is not a warranty, guarantee, or insurance policy against existing or future property defects.
PREI does not guarantee the future performance, fitness for use, or remaining useful life of inspected systems or components.
An inspection also does not determine whether a property will qualify for insurance coverage.
Fees and Scheduling
Inspection fees may vary based on property characteristics, location, inspection type, and requested services.
Any quoted inspection fee and applicable payment obligations will be communicated as part of the scheduling or inspection agreement process.
Scheduling requests submitted through the website do not guarantee an appointment until confirmed by PREI.
Inspection Concerns and Claims
If a client believes an inspection error has occurred, the client should contact PREI promptly and provide written notice describing the concern.
The standard inspection agreement provides for a reasonable opportunity to review claimed conditions before repairs or replacement, when safe and practicable. It requests at least 72 hours of advance notice, except for emergencies or necessary measures to prevent further damage.
Any applicable liability limitations, claim procedures, and legal rights are governed by the executed inspection agreement and applicable Florida law.
Website Information and Accuracy
PREI makes reasonable efforts to provide useful and accurate information on this website. However, website content may contain errors, omissions, or information that changes over time.
Descriptions of services, inspection procedures, and general property conditions are informational and should not be treated as an inspection report or professional evaluation of a specific property.

Changes to These Terms
PREI may update these website Terms of Service to reflect changes in website functionality, business operations, or applicable requirements.
Updated terms will be published on this page. Changes to website terms do not retroactively amend an executed inspection agreement.
Governing Law
These website Terms of Service are governed by the laws of the State of Florida, subject to applicable federal law and any mandatory legal protections.
Inspection-specific disputes are subject to the governing provisions of the applicable inspection agreement and controlling law.
Important Information About Your Inspection Agreement
These website Terms of Service provide general information and do not replace the written inspection agreement for your property. Please review your inspection agreement carefully before signing. That agreement establishes the specific contractual terms for your inspection.
